Chart of accounts to SKR03
General ledger, debtor and creditor accounts are set up. Every property and every lease hangs on its account, so an entry always knows where it belongs.
Journal with debit and credit
Every entry carries its date, its document and both sides. The journal shows them in the order they were made — not the order someone sorted them into later.
Bank statements arrive on their own
Via EBICS, Savanika collects the daily statements from your bank every night — through your own EBICS access, in EBICS 2.5 and 3.0, with no third party in between. Uploading files still works: CSV, MT940, camt.053 and PDF.
Match payments to rent charges
Incoming payments are matched to open charges: on their own where amount and reference are unambiguous, otherwise put up for confirmation.
Booking rules
A recurring transaction gets its rule once and posts itself to the same account from then on — caretaker, insurance, property tax.
Reports for the practice
Trial balance, account sheet, account turnover and the cash-basis income statement. Readable on screen and handed over as a file.

What managers ask before switching.
Does this replace the tax practice?
No. Savanika posts, sorts and reports; tax advice stays with your practice — under § 5 StBerG we would not be allowed to give it anyway. What the practice needs, it gets as a file.
Which bank statements can be read in?
CSV, MT940 and camt.053; statements as PDF are read as well. On import the application checks the opening and closing balance, so an incomplete file does not slip through unnoticed.
Is there a direct connection to the bank?
Yes, via EBICS — the procedure companies use to exchange files with their bank. You sign the EBICS agreement with your bank; Savanika is listed as a technical participant with signature class “T”: it collects statements but cannot release any payment. Nobody needs your online-banking credentials, and no intermediary service sits between you and your bank. What you need is a business account with EBICS and camt.053 statements — at most banks 10 to 25 € per month. There is deliberately no FinTS access.
Can we work with SKR04?
No, entries follow SKR03. It is the usual framework in the housing sector; a switch to SKR04 is not planned.
What happens at the turn of the year?
Balances are carried forward into the new year, and running leases receive their charges for the coming one. You see both as a list before anything is posted.
And if the tax office audits us?
For an audit the records can be produced together with the documents — as a data export and as the year's collection of receipts. Anyone carrying the figures into their own tax return finds them again in Anlage V.
How does an existing set of books come across?
Master data, accounts and balances can be read in from a file. We say before the import what will arrive and what has to be entered by hand — the way there is described on the page about switching.
